Our Story

DC Partners was established to invest the founders’ assets in real estate that would provide higher yields than those available from traditional investment vehicles. Unencumbered by a complex management structure, the partners have been able to act quickly and seize opportunities during periods of uncertainty. By adhering to a philosophy of investing in properties with significant in-place cash flow, and then increasing that cash flow through more effective management, DC Partners’ portfolio has grown to a substantial multiple of its initial size in just six years. Today, the portfolio is comprised of 1.3 million square feet of hospitality, retail and industrial assets in 6 states. The portfolio includes properties in northeast markets including NJ and CT, as well as high-growth markets in the south including Raleigh, Nashville, Charlotte and San Antonio. Going forward, the company intends to maintain its growth trajectory through the pursuit of a combination of ground up development and repositioning of existing well-located assets.

Meet the Principals

Bill Davidson

Mr. Davidson is a co-founder of DC Partners.

Mr. Davidson began investing in real estate during a 30-year career in retailing, and has accumulated significant experience across the hotel, industrial, retail and multifamily sectors.

He was formerly president of Davidson Holding Co., which owned a chain of Foodtown Supermarkets in New Jersey that were sold to A&P. There, he focused on site acquisition, development, financing, and marketing.

Mr. Davidson also co-founded The Pet Food Giant, where he served as CEO until the company’s sale to PetSmart.

Mr. Davidson served as an officer and director of Twin County Grocers, a $1bn wholesale grocery co-operative, and as a trustee of the UFCW Local 1262 Pension Fund, representing over 25,000 supermarket employees.

He has been active in philanthropy and social causes, including serving as Chair of the NJ ADL and on the board of the NJ Chapter of the National MS Society. Mr. Davidson graduated from Wharton, where he served on the Agenda for Excellence Council.

Evan Carzis

Mr. Carzis is a co-founder of DC Partners.

He has deep experience owning and managing assets across sectors, and has extensive expertise in design and construction, having started his career as an architect.

Mr. Carzis is also the president and founder of Gotham Equities, which he started with $14,000 and grew to $22MM in assets.

Mr. Carzis began his career as an architect at Hardy Holzman Pfeiffer in Manhattan, where he led over $1B in design and construction. Key projects in which he played a leading role include The New 42nd St., and the renovations of the Plaza Hotel in NYC and the Willard Hotel in Washington, D.C. His work has been featured in leading publications and exhibited in museums on four continents.

Mr. Carzis is a long-time resident of Greenwich Village, where he serves on the Board of Trustees of the St. Luke's School and the real estate committee of the East Harlem Tutorial Program.

Stephen Davidson

Mr. Davidson joined DC Partners in 2016.

Prior to joining, Mr. Davidson was a Vice President at The Carlyle Group, where he worked in the executive office helping oversee the firm’s international real estate activities, which comprised $4bn of assets.

Previously, Mr. Davidson was a portfolio manager for Morgan Stanley Alternative Investment Partners (AIP). At AIP, he led underwriting for $400MM in new investments, and served on the real estate investment committee. He has served as an Advisory Board member for funds managed by leading real estate firms, including Carlyle, Walton Street, GTIS and Rubenstein Partners, among others.

Earlier in his career, he was involved in over $12B in investment banking transactions at Morgan Stanley.

Mr. Davidson received his B.S. in Economics, summa cum laude, and MBA, with honors, from the Wharton School.
